What's the difference between a net offer and a cash offer?
A "cash offer" sounds great but doesn't tell you what you'll actually pocket once title fees, taxes owed, and closing costs are taken out. A net offer is the actual amount that hits your bank account at closing. That's what we give you up front so there are no surprises.
How do you decide your offer amount?
We pull recent comparable sales in your area, check the zoning, flood status, utility access, road frontage, and any title or tax issues. Then we run the property against our development and investment criteria and arrive at a real net number — the actual amount you'd walk away with at closing. No inflated headline price. No whittling at the table.
What if I owe back taxes or have title issues?
That's normal. We deal with this on most properties we buy. We factor it into the offer and our title company handles the cleanup at closing. You don't have to fix anything before contacting us.
Are you a real estate agent or broker?
No. We are not licensed real estate agents or brokers. We're a private development and investment company — we acquire vacant land for our own portfolio. What kinds of land do you buy?
